The Headliner: $672M backs a national IOS portfolio

Starwood Property Trust and Realterm finance 78 properties

The financing covers 78 industrial outdoor storage properties across 33 U.S. markets and approximately 830 acres. Affiliates of Stonemont Financial Group and Cerberus Capital Management will continue to own and operate the assets.

The loan refinances an existing $486 million mortgage, returns capital to primary investors and funds closing costs. Eastdil Secured Savills arranged the transaction.

Alterra builds a five-property Metro Atlanta cluster

Alterra IOS acquired five properties in Kennesaw, Locust Grove, Mableton, McDonough and Norcross, totaling approximately 32 acres and 146,700 square feet. The sites serve food distribution, truck rental, transportation services and equipment rental users.

Sean Christman, Senior Associate at Alterra IOS, led the buyer-side effort. Sellers and purchase prices were not disclosed.

Apricus and ABR acquire a fully leased Houston facility

The partnership acquired an 18.5-acre site at 11403 N. Houston Rosslyn Road with approximately 53,000 square feet of warehouse and service facilities. American Piping Products occupied the property at closing.

C.W. Sheehan, Jack Britton, Peyton Ackerman and Nate Henderson of JLL comprised the financing team. Pricing was undisclosed.

DAUM places Cosic Logistics in 164,000 SF Avondale expansion

Cosic Logistics leased the remaining space in Building 3 at 101 at Van Buren in Avondale, Arizona, bringing its total occupancy at the campus to approximately 265,000 square feet and taking the building to full occupancy. DAUM represented Cosic Logistics in the transaction.

Trevor McKendry represented Cosic alongside Chris Rogers, Beau Citron, Nick Reinhardt and Nick Fajardo. The Southwest Valley's direct vacancy stayed below 10% in Q2, while Avondale continues to benefit from the I-10 and Loop 101 semiconductor and advanced-manufacturing corridor.

A 6.35-acre crane-served site trades in Round Rock

The property at 2336 Picadilly Drive includes a 10,359-square-foot crane-served shop, an 11,372-square-foot office complex, heavy-duty crane infrastructure, drive-through access and outdoor yard capacity near the I-35 and SH-45 interchange. It is now being marketed for lease.

Matthews Real Estate Investment Services handled the transaction, with Jeff Miller, Vice President and Associate Director, Dylan Servais, Associate, and Josh Cook on the team.

Scale, clustering and tenant quality are doing the work

The financing shows that lenders will underwrite IOS as diversified logistics infrastructure when the portfolio has scale and geographic depth. Atlanta shows the platform strategy at the local level, while Round Rock shows why specialized improvements and transportation access can command attention even when price is undisclosed.

Practical takeaway: Aggregation improves financing optionality, but site-level scarcity still creates the strongest leasing and disposition stories.
