Practical takeaway: IOS value creation can come from unlocking permitted yard utility on underused industrial land, especially where infill zoning and limited competing supply support durable tenant demand.

Kevin Bufalino , Managing Director of Asset Management at Clear Height Properties, was the disclosed seller-side executive. Pat Turner and Brendan Green represented Clear Height, while Chris Volkert represented the buyer, all with Colliers International. The buyer's identity was not disclosed.
