What the month says about IOS demand

The transactions are different in size and format, but the operating requirements are consistent. Users are paying for infill access, secure yards, trailer parking, loading capacity, power, and proximity to ports, highways, and dense service territories.

  • Infill expansion: Alterra and Steel Peak added sites in major growth markets where industrial land is increasingly constrained.
  • Operational continuity: The Linden renewals and Boston placement show how limited replacement-yard supply can retain users or force specialized searches.
  • Functional buildings plus yards: Staten Island and Downey pair large facilities with the access, loading, parking, and circulation required by operating businesses.
  • Small-yard liquidity: The Apache Junction sale closed in under three weeks, showing that sub-two-acre storage yards can transact quickly when zoning and access are already in place.
